Scale?

There's about a 2.5X multiplier from one Y-axis to the other. So for 10K completions, you have 25K population increase.

and suddenly the idea that we have been building more than enough housing units goes poof! nice catch connor and couch_surfer.

although one only needs to take a look at the rental vacancy rate which has been hovering under 1% for say at least the last decade or so to recognize that a shortage of housing is a contributing factor to high housing prices.

We don't know what our limits are, so to start something with the idea of being limited actually ends up limiting us.

I agree … once we pave over our food supply, it will be the beginning of the end. What Vancouver DOESN'T need is large-footprint suburban sprawl on former agricultural land resulting in 3 hours-a-day commuting to and from work.

ALR in the lower mainland is overrated. its basically a place to spray dairy shit (which should likley be done upcountry anyway ) blueberries and holding properties.

not saying ditch it but we there are large swaths or ALR that are just stupid.

used to work at a place that cut down a forest to make a ALR field (of grass) then they got in shit for bribing some official to remove parts of the field they just made from the ALR so they could build more houses.. naturally everyone got their panties in a know about saving the farming heritage of a grass field that they clear cut a few years before.

Make the ALR a crown corp that can buy ALR real estate and rezone it and sell it . Re invest the money in Agriculture.

as it stands too much money to be made buying marginal ALR land cheap and getting it rezoned and removed.

while im tossing out great ideas

build a massive industrial park on ALR land at Delta Port with a rail hub. Rezone all the BS industrial land in Richmond and Vancovuer for multi family . Pull all the container trucks off the road running back and forth and put more people closer to the city
