It gets 1/3 the rain of North Van and has some decent beaches. Not that bad.
Needs a mountain or two though.
That's a statistic I was quite surprised by in 1st year meteorology. I think growing up in North Van gave me a very skewed view of what's "normal" for precipitation.
I grew up in Tsawwassen and now live in North Van - I notice the difference!
It is a pretty isolated place but grew up doing a lot of sailing, fishing and windsurfing. Perfect spot for it. Mountain biking, well, not so much.

BC residents pronounce it 'su-wa-sen', but locals say 'twat-son'.
Good place for kite boarding and swingers parties, but no mountain biking.
