…they have a total amount of taxes to raise per neighborhood and they divide it up proportionally based on assessed value?.

Basically. The rate per $ of assessment changes year to year.

It does, I think it is call the mill rate. That is a rate that is multiplied in some format against the $$$ value of your home and other things.

I have been in my little house in Vancouver for over 15 years. It's a basic little place that has appreciated strictly on land value. Last year I lost my basic home owners grant and saw the taxes rise beyond that loss of the grant. I think it was close to $1000 increase in taxes. Did I get any new services, hell no. The calculation method is flawed.

For example if on my standard lot I have a 3 bdr 1 bath house that is worth $1M, my taxes should be based on lot size, sq ft of house, # bedrooms and baths. Now if I happen so have very expensive tastes and my 3 bdr, 1 bathroom house is finished with top end everything and is worth $1.5m why should I pay more in taxes (this is not my scenario as my house is very basic).

Now if you tear down that 3 bdr, 1 bath house and put up a larger 6 bdr, 4 bathroom house with a lane-way house then of course your taxes should be going up.

It is time that governments of all sorts figured out the BS with constant 4 or 5% increases or even larger yearly increases. At some point the masses will revolt.

Are property taxes not calculated as a % of assessed value?

City decides to bring in X dollars in property taxes for the year. They assess the "value of all properties", then divide each individual "property value" into the total value. That gives a percentage of the X dollars that the property has to pay.

(PropertyValue / ValueOfAllProperties) * X

So if you're property value goes up the same percentage as everyone else's, then an increase should only occur if the city increases the total amount it wants to bring in. Note that if house values go up 10%, but condos only 5%, then the taxes on the house could increase and the condo decrease.

This is a generic explanation. There could be added provincial or federal taxes/levies.

Google "mill rate Vancouver".

Don't complain … you get to fund the measures to fight the fentanyl crisis on the DTES. That's a new service. ;)

This chaps my ass. It's up to the feds to squash the import of that shit if they can't they should fund cleaning up the mess.
And the province could have been way more proactive. Pill presses come to mind.
Sure, it's still my tax $ but, diluted.

The way to fix the problem is to legalize all drugs. Who the fuck would want Fentynal when they can get pharma grade ecstasy?

Spend our tax money on education and treatment instead of policing and incarceration. The former is effective, the latter is not.

Proof?

The peeps dying and over taxing the inner city's resources are heroin addicts. They're not interested in ecstasy.
The $ ain't gonna' help the suburban kids killed by poisoned product, whatever it is.
Those are the preventables interdiction at the border could impact.

the way to fix the problem is to change the way society looks at addiction.

We don't know what our limits are, so to start something with the idea of being limited actually ends up limiting us.

It is the drugs being illegal that makes them poisoned.

How is intercepting drugs at the border working out globally so far? Throwing more money at the problem has never worked. It needs to be looked at completely differently.

Exactly. Society looks at users as criminals. They are less inclined to seek help when they are criminalized. There's more wrong with society than just drugs being illegal, but the easiest first step is to stop what is not working (prohibition), and transition to what is working better elsewhere (spending money previously used in enforcement on education and treatment). Otherwise they are just continuing to bang their head against a wall with similar results.

So, kinda what we've all been saying all along….

In other news, GF and I happened to load up the MLS page having accidently left the VPN blocker on over the weekend. Sure enough, a giant splash page encouraging US investors to buy Canadian real estate appears…

I wonder if this will be effective at all or corruption will poke it full of holes?

well according to the artical it will take a month for someone to come up with a work around but at least the Chinese gov are now attempting to stick a finger in the dike so to speak and of course now cristy clark has our back ;)
so after 15 years of the laundered money dribbling out of mainland China … shit has changed
