As much as common sense would seem to suggest this - IMO it seems like there is definitely a disconnect between the buying market and the rental market for real estate in Vancouver. I think the reason for this is that the rental market is primarily driven by people who live and work in Vancouver (in other words, based on local salaries) and the buying market is driven by international buyers. Obviously there is some correlation between rising purchase prices and rising rents but I think the correlation is a lot lower in Vancouver than it is in other Canadian cities. Coming from Toronto… I noticed that the rental prices were about the same in Vancouver but the price to buy a place was much higher in Vancouver.

Definitely not good for a landlord if the property taxes shoot up.

But that won't happen in any normal market, where all properties in an area change value by the same relative amounts.

OBS, fair is fair . . . if the market goes down, the tenant can move out to better accommodations at lower rent. If the market goes up, the landlord has no options - none. The landlord is stuck with a tenant who won;t move because all other similar properties rent for more money. True markets flow in both directions, but rent-controlled markets only flow in the favour of the tenant.

VanCity goes on and on about Low-Income housing, which I agree is greatly needed. But why isn't there any Middle-Income housing in Canada? Citizens who make between XX,000-XX,000 amount/yr are able to apply for social housing in rent controlled areas living with other similar people. The Tony crowd is less up in arms about "poor" people living in their swanky new condo building. Makes cities more "affordable" for people who actually live and work in them.

No. That would be illegal.
Not in a fixed term contract. The home owner can do whatever they want at the end of a fixed term contract. Once a year the renter waits and hopes they don't have their rent jacked or get the boot.

So do we all agree that middle class in the lower mainland is the group that earns between $150,000 and $250,000 a year?
