If you aren't living in Vancouver for employment reasons, you are wasting your money. If you telecommute or are retired, you would live somewhere cheaper.

My wife said she plans to be done in 4 years the whole coaching at Uni thing. And mentioned that we would potentially be back in Toronto. And agreed with my comment…if we live there we will only rent as rent in Toronto is way cheaper than a mortgage.
She interestingly hasn't said no though to my suggestion of a smaller scale version,
And when I showed the fiveton camper pics to my daughter she was all….wide eyed smiles and cool.

Cute. She has some valid points. What makes me laugh is when I hear " There is no men here in Vancouver, the dating scene is terrible." From countless single women friends over the years. The women in this town are so icy and guarded its laughable.

For sure lack of supply cause by Vancouver's natural geography is probably the first most important factor leading to expensive real estate - we have mountains to the north, water to the west, the US border not too far south, and then on top of that we have a bunch of waterways throughout all of the available land making it more difficult to travel from one area to another (i.e. bridges = bottlenecks). This causes most people to want to live in a small area - now inject tons of super rich foreigners into Vancouver and you get a lot of people with a lot of money wanting to live in a relatively small area.
IMO I think the ideal solution is to basically knock down all the detached houses on the "west side" and replace them with a bunch of higher density housing (townhouses and low/mid rise condos). Obviously this isn't too realistic but I think over an extended period of time (like 30 years) this will be the natural evolution. It's already starting to happen slowly but surely on Oak/Cambie/Main/Granville/etc.

Yeah I think infrastructure is another big issue throughout all of the GVA - seems that population growth has outpaced infrastructure growth for a while, with the result being the terrible traffic jams throughout the area:

I think for the west side to be redeveloped into higher density housing they would need to come up with a big infrastructure plan as well to support the higher population - whether that be better roads, more skytrains, light rail (streetcars), etc.

but it all will be eventually. we dont need to grow potatos next to Delta port any more than we need to have 600 head Dairy farms in richmond.
