I took a look at Sayward pre-pandemic when it was a lot cheaper. Port McNeil is cheap by Vancouver standards, but it's still not cheap relative to average incomes - at least with the price increases in the last couple of years. This could be the right opportunity for someone at $465K though

Damn. That is a lot of house for $465 for the perspective of a guy living in Squamish. It looks like someone gave it some lipstick and rouge to flip it but ran out of cash before they get to the exterior.
Personally if I am moving back to the sticks I would want more privacy.
I mean I get that yeah, but being able to walk everywhere for all your needs is pretty great.
and if you want to be private.. how could you not enjoy life when this is "close" to home.
Oh I get that 100%. I chose that myself. I live in townhouse in downtown Squamish. No privacy, but I have 2 grocery stores, 3 weed stores, and about a dozen bars/restaurants within a drunken stumble. Plus my daughter's music school, improve classes, my doctor's office, the vet, etc (although I try to not be drunk when I go to those places). In the summer it is a really fun place to be. I love it, especially with a young kid, BUT, if I was to go smaller than Squamish I would go full on acreage in the bush.
