FACTS FACTS FACTS!

Vancouver's port is one of the most profitable in North America…

most profitable in North America = just another phrase for "consumers getting screwed". :-).

Plus the Hell's Angels run a pretty tight ship down there.

Vancouver is in the top 50 in terms of tonnage moved, and 4th in North America. Over half of Canada's ocean going cargo moves through Vancouver.

It is easy to dodge our responsibilities, but we cannot dodge the consequences of dodging our responsibilities.

Or the "GVRD"

Nope. GVRD no longer exists.

^ the realtor intentionally underpriced the home as to generate bidding wars. And it worked. And the realtors love it as they can make the claim the house sold for 567k over asking!

Wow what a headline! Yvr real estate is going to climb infinitely forever!

yeah, that's a standard tactic for this realtor (eviston). we bid on one of his listings (about 9 yrs ago); property was definitely under listed, and no offers were accepted until the day of the first viewing (we did our research [HTML_REMOVED] had an inspector on hand). we bid $100k over list; winning bid was $125 over. the whole process (viewing, multiple bids [HTML_REMOVED] counter bids from several people, and acceptance) was wrapped in less than half a day. gong show for sure; hard to remain emotionally detached in such a scenario. effective, albeit dickwadish, strategy.

Maybe this is a seperate thead, but how is it a dickwadish strategy? The seller's agent should be trying to maximize the offer for his clients. Your emotional investment in the purchase is not (nor should) it be his concern (other than to leverage it).

Ain't capitalism grand?

True … put the blame on the bidders who got caught up in hysteria instead of sticking to their script.

When the Missus and I sold our dumpy condo at 10th and Burrard - our realtor used this strategy.

For us it was awesome. Clean house once. Get out of house twice (once for the Realtor tour and once for the showing day). Come back and choose among multiple offers. Pick the two that are clean and high with closing dates we like. Send them back for their best price - sign on the dotted line and leave Vancouver with a pocketfull of cash.

The other option would have entailed constant viewings, lowball offers, shitty folks walking though your home on a weekly basis - no thanks. I wanted it done and I wanted out and that was what our realtor provided. If I had all the time in the world - I wouldn't have needed the realtor at all.

(edited to add - also thought this might be another thread, but I really wanted to agree about Vancouver being a great place to leave.)
