does the existing pipeline go through your property?

Nope.
It goes through the green belt a little further north of us, cutting through a couple of subdivisions on the way.

my thoughts as well. Barn's on ALR aren't an issue in langley.

We have a shop, and an existing barn on 80 acres of dirt. We wanted to build a new barn. You still with me here?

The township pulled up a satellite photo of our property and determined that we have too many buildings on the property already. We tried to explain that most of the buildings were lean to type buildings for storage of the water outlets and fire hoses, or as a place for the horses to go to escape the weather.

They said "no problem, just tear down your barn first and then build a new one".

We don't have a hundred thousand square feet. We're far from the max allowable, but the second you bring up ALR these days, they shut you down.

I deal with bureaucrats all day from various Regional Districts and municipalities. Their methodology is irrelevant, it's 100% a judgment call on their part. You'll deal with a particular person and if they're having a sh*tty day, you're out of luck with no way of challenging their decision.

I've seen a family try to subdivide a 50-acre lot (actually was a 49 acre lot with a 1 acre chunk of titled RW running through it, so technically it was a lot-line adjustment not a subdivision) into 2 25-acre parcels (zoning was 10 acre minimums), to gift a lot to their kid, and had the Regional District bounce their application because they 'felt' that there weren't enough large parcels in the area.
