We have more listings than any year at this point thus far, and it hasn't taken a global financial meltdown to reach this point. This one is a "Made in Canada" accomplishment.
To be fair, that is mostly land value with potential to redevelop as the lot is next to some medium density buildings.

this one across the street just sold for $1.45m (listed for 1.35). a premium quality ground up reno (interior shows nicer than the relatively drab exterior), but still pretty surprised for an eastside sale.
the market is picking up again, 5 homes sold in my area this week. and i bet by the end of april 10 more will sell.

It looks very nice. We lived in the basement suite of this exact house plan in a different part of Vancouver for a number of years. The place we lived in wasn't nearly as nice tho. In our immediate vicinity I counted probably a half dozen more just like that as well. Which east side neighborhood is it in?
Makes me wonder how many of these were built at that time. Was it the early 1900's edition of the Vancouver Special?

and yeah, there's a bunch of fairly similar design/size/vintage in the area (the remaining ones that weren't torn down [HTML_REMOVED] replaced by vancouver specials). ours is circa 1926.

prices are pretty crazy.
i will say, however, that the whole "here is a picture of a crack house can you believe it is a million" is a little out of context.
A house that can't be lived in just sold in Queensborough for over a million. does that mean houses in Queensborough are now a million? No, this house was on an acre of development land.
so, scoff at the prices, but remember, no matter what or where, the building on the land is becoming less valuable every day, it is the dirt that is setting the prices.
