It's possible to defer your taxes and I believe lots a people in Vangroovy do it. You pay a small amount of interest and you got to pay the money back when you sell. I met a couple of skiers /climbers who live very simply in tear down houses on 3million dollar lots who defer taxes

Not everyone qualifies for the tax deferment program. 55+ or families with children do qualify, others do not.
old people and people with kids are a lot of people ^^ 37 million in deffered taxes OR just move away
a recent expatriate North Vaner was able to sell his house to pay cash for a house AND ski cabin
I wonder how much longer it will be before people cash out and there is a max exodus from Vancouver?
I don't think its all that massive but I do meet young people with portable jobs who leave the lower mainland, a guy working for a big computer company buys a bunch of lakefront with a big house and he only spent half of what he could pay for a dump in Northvan or the rocket scientist with an LT …
If it weren't for the fact that changing jobs/careers can be a major PITA, I think a lot more would be leaving than already have.
I'm up 33%. I know because bricks of $100 bills suddenly came dropping down my chimney. Gonna register for a deferment … interest charged by the Provincial government is 1/3 X Prime.

Our condo is up 21%. Assessed value is now double what I bought it for 12 years ago, but I doubt it would sell for more than 80-85% of that if put on the market today. I'd have to dig through my files to be sure, but this increase is probably more than the last 5-6 years combined.

the assessment site also lets you see recent sale prices on any address in your area. that's a first I've been able to dig that up online.
it's happening now. 2 neighbours within a few blocks are new here from the LM in the last yr. Kamloops and the Okanagan is the same way. mass exodus it ain't but a slow trickle that will only steadily increase as people seek quality of life and affordability.
